Metal roofing installations are either part of a new build construction, replacement metal roofing or over-roofing.
With a new construction, metal roofing panels are installed when the shell of building is complete. On the other hand, where there is an existing roof, you have one of two options. You can either replace and repair a roof with metal roofing supplies or over-roof. Over-roofing is where a metal roof is applied over the top of an existing roofing structure by approved metal roofing specialists.

Typically, there are several materials required for each metal roofing installation and these are:

- Underlayment

- Fasteners and clips (as a supplier, we can recommend the most appropriate fastening products for the job.)
- Trim and flashing (the components that are installed at the intersections and end points of a metal roofing system)
- Sealants (specific metal roofing products will require specialist tapes and sealants for metal-to-metal connections). The sealant must adhere to the metal surface and provide elasticity (to allow for movement) as metal expands and contracts with a change in temperature.

Provided the panels have been installed correctly and in accordance with the manufacturer’s guidelines, there’s no reason why your metal roof should not last you at least 25 years (often a lot longer than this though).
We are often asked about the guarantee period for our metal roofing products. Most of the steel roofing products we supply will come with a 25 year warranty as standard. The reason for this is that metal is an incredibly durable material and impenetrable. They are an excellent long term investment.
While other roofing materials may need replacing within the first 20 years, corrugated roofing, steel roofing, tin roofing and zinc roof panels will withstand the test of time.

It’s a good idea to have a metal roof maintenance programme in place to give you peace of mind that your metal roof is protected, and if there is an issue, it can be fixed.
The warranty on industrial metal roofing supplies is usually very extensive since metal roofing metals are designed to withstand the test of time. Typically, you can expect a warranty of steel roofing and corrugated roofing products to be around 20 to 25 years.
However, for the warranty to remain intact metal roofing supplies need to be fitted correctly and maintained. Despite popular belief, metal roofing, like any roofing needs to be regularly checked to make sure there is no damage. However, the chances of any repair work required is far less than most other roofing products on the market.
Many metal roofing supplies come with a watertight warranty. If a leak develops in the roofing system due to the defects of a corrugated roofing, steel roofing, tin roofing and zinc roof panel, the manufacturer will return the roof to a weathertight condition. Of course, these warranties assume that the contractor has installed the metal roofing to the proven manufacturer standards. The incidents of material defects are incredibly rare though.
